What you'll get

Every finding by name, the two most important in full — with the sentence from your contract it's based on, and what to ask for instead.

Tenant liable for full repair costs and market rent during damage caused by tenant

“For any such period, the Tenant agrees to pay the HUD-approved market rent rather than the Tenant rent”

If damage is attributed to the tenant's carelessness or neglect, the tenant must pay full repair costs and market-rate (not subsidized) rent for any period the unit is uninhabitable, which can be substantially higher than the normal subsidized rent.

Ask for

Clarify in advance what evidence the landlord must show to attribute damage to the tenant, and negotiate a cap or dispute process for repair cost demands.
