What this review does not do
It reads the words of your document. It does not check the document against Australian law, and it is not legal advice.
So it will not tell you, for example, whether the bond has been lodged the way your state or territory requires, whether a rent increase or break fee follows its residential tenancy rules, or whether a notice is valid. Those rules differ from one state or territory to the next.
Local rules can override what a contract says, so treat the findings as questions to raise, not as a legal ruling.
Your words, and what the report calls them
A residential tenancy agreement is what the rest of this site calls a lease. The report reads the wording in your document, whatever it is called.
- Residential tenancy agreement
- Lease
- Bond
- Security deposit
- Break lease fee
- Early termination fee
- Periodic agreement
- A lease with no fixed end date
- Lessor, rental provider, agent
- Landlord or property manager
- Co-tenants on one lease
- Joint and several liability
Six things the report looks for in an Australian lease
The bond.
What the lease says about the bond: the amount, what can be deducted from it, and how it comes back at the end.
Breaking the lease.
What the lease says happens if you leave before the fixed term ends: the fee or costs named, how they are worked out, and the notice involved.
The end of the fixed term.
Whether the lease says it continues, renews or needs notice when the fixed term runs out, and by when.
Rent and rent increases.
How the rent is paid, and what the lease says about when and how it can go up.
Repairs and condition.
Which repairs and upkeep the lease puts on the tenant, and what it says about the property's condition at the start and at the end.
Entry and inspections.
How much notice is given before the landlord or agent comes in, and how often inspections can happen.

Questions people ask
Is the Australian lease review free?
Yes — your first analysis is free for good, one contract per account, no card. You get the risk score and every finding by name, with the two most important explained in full. The rest are listed but locked until you unlock the report for $9 or start a plan.
Does it check my lease against my state's tenancy laws?
No. It reads your lease and explains what it says. It does not apply Australian law or the residential tenancy rules of your state or territory, and those rules can override what a lease says. For a question about your rights, a lawyer or a tenants' advice service is the right place to ask.
Is a residential tenancy agreement the same as a lease?
For what the report reads, yes. Both set out the rent, the bond, how long it runs, repairs and how it ends, and the report reads them the same way.
Does it read the condition report too?
Each analysis reads one document of up to 25 MB — a single file, or photos of its pages (how many depends on your plan). If the condition report is a separate document, the analysis reads the lease you upload, including what the lease says about the property's condition and about deductions from the bond.
Can AI check a contract for me?
It can give you a first read: what the clauses say, which terms usually matter, and what people often ask to change. It does not apply the law of any particular country to your document, and it is not legal advice — we are not a law firm. For a high-stakes contract, a lawyer is still the right call.
Is my lease private?
It is private to your account and is never used to train models. Uploaded files are deleted after 30 days. From 30 September 2026, your report stays in your account until you delete it.
